Luxury apartment community opens in downtown Dover, transforming long-vacant site
DOVER, N.J. (Morris County) — A long-vacant property in downtown Dover has been redeveloped into a new 90-unit luxury apartment community, with developers announcing the completion of the six-story 80East project.
The development, a joint venture between Crossroads Companies and CrownPoint Group Inc., is located at the corner of East McFarlan and Passaic streets and is intended to expand housing options in Morris County while supporting downtown Dover’s continued revitalization.
The community features a mix of studio, one-bedroom and two-bedroom apartments. Nine of the units have been designated as affordable housing for income-qualified residents and families.
“From the start, we recognized 80East as a premier opportunity to meet the region’s intense demand for high-quality housing just steps from the town’s business district,” said Anthony Vulpi, Crossroads Companies’ development partner. “Leasing velocity has been exceptional, and we are thrilled to welcome residents to a community that not only elevates local living options but injects fresh energy into downtown Dover’s ongoing resurgence.”
Residents have access to approximately 10,000 square feet of indoor and outdoor amenities, including a rooftop deck, landscaped courtyard, dog run, resident lounge, fitness center, private office space and covered parking on the building’s first two floors.

The project was designed by Minno & Wasko Architects and Planners. Columbia Bank provided construction financing, Circle Squared Alternative Investments provided equity financing, and L2i Construction served as the general contractor. Crossroads Companies served as the project lead.
