Treasury Division mails benefit breakdown letters to senior homeowners for property tax relief programs

TRENTON, N.J. — The New Jersey Department of the Treasury’s Division of Taxation this week began mailing explanatory letters to senior homeowners who submitted the PAS-1 Combined Property Tax Relief application earlier this year.

Each letter details the applicant’s eligibility and benefit amounts under the Senior Freeze (Property Tax Reimbursement), ANCHOR, and StayNJ programs. The correspondence includes:

  • A full breakdown of benefits from each program;
  • Eligibility results showing which programs the applicant qualified for; and
  • A notice that StayNJ payments will begin in 2026 on a quarterly schedule, pending annual budget appropriations.

According to the Division, the letters were sent in line with a recommendation from the Stay NJ Task Force, which advised that senior homeowners receive a detailed explanation of their benefits before the November tax bill is issued.

As in previous years, property tax relief benefits are being distributed on a rolling basis, with payments continuing over the next several weeks.

The Division is encouraging recipients to review their letters carefully and verify all information used in calculating their benefits. Seniors who believe their letter contains errors should respond in writing within 30 days of the letter’s date and include any supporting documentation.

Homeowners aged 65 or older, or those receiving Social Security Disability benefits, who have not yet filed the PAS-1 application are reminded that the filing deadline is October 31, 2025. Applications may be submitted online or by mail at propertytaxrelief.nj.gov.
