Warren County industrial property sells for $1.76 million

PHILLIPSBURG, N.J. (Warren County) — A 31,000-square-foot industrial building in Warren County has been sold for $1.76 million to a white-glove delivery company that plans to use the property for office and storage space, according to Sheldon Gross Realty.

The two-story building, located at 340 Fleming Drive in Phillipsburg, features loading docks and drive-in doors designed to accommodate warehousing and distribution operations.

The property is also recognizable for its distinctive black-and-white exterior, which was intentionally designed to resemble the pattern of a Holstein cow.

Sheldon Gross Realty Assistant Vice President Joshua Glussky brokered the transaction, which was announced Tuesday, Oct. 13.

The building is located just blocks from Route 22 and approximately five minutes from Pennsylvania via the Easton-Phillipsburg Toll Bridge over the Delaware River, providing access to northern and central New Jersey and Pennsylvania’s Lehigh Valley.

“This building’s perfectly designed for warehousing and for moving product in and out,” Glussky explains. “When you factor in that it also provides direct access to northern and central New Jersey as well as the entire Lehigh Valley, it’s pretty much a ‘can’t-miss’ property.”

The name of the purchasing company was not disclosed in the announcement.
