Morris County office site to be replaced with new 72,000-square-foot warehouse
WHIPPANY, N.J. (Morris County) — Marcus Partners has launched construction at 35 South Jefferson Road in Whippany, where the firm is redeveloping a 6.6-acre site into a 72,000-square-foot Class A logistics facility.
The project, expected to be completed in the third quarter of 2026, involves demolishing a 40,000-square-foot vacant office building and replacing it with a modern warehouse and distribution facility featuring 36-foot clear heights. The design will allow for single or multi-tenant use, targeting continued demand in the sub-100,000-square-foot industrial segment.

Company officials said the new facility will provide modern, efficient space in a supply-constrained market and extends Marcus Partners’ record of identifying change-of-use opportunities for high-demand industrial properties.
