45-acre Washington Borough development site to be sold at absolute auction
WASHINGTON BOROUGH, N.J. (Warren County) — A 45.5-acre development parcel in Washington Borough will be sold to the highest bidder through an absolute auction next month, offering what officials describe as a rare residential development opportunity in Warren County.
The property, located at 55 Nunn Ave., is being marketed by Tranzon Alderfer Auction Company in partnership with Hurley Real Estate & Auctions.
According to the auction company, the site includes concept plans and zoning for up to 50 single-family homes and is supported by a settlement agreement outlining development potential. The parcel sits adjacent to open space and is located minutes from Routes 78 and 31, as well as downtown Washington.
Municipal water and sewer services and other utilities are available nearby, further enhancing the property’s appeal for developers and investors.
“This exceptional property, situated next to an expansive open space, offers a rare combination of privacy, tranquility and natural beauty,” said Samantha Saturley Kelly, CEO of Tranzon Alderfer. “Offered through an absolute auction, this 45.5-acre parcel will be sold to the highest bidder.”
The auction will be conducted online at tranzon.com, with bidding opening April 3 at 1 p.m. and closing April 9 at 1 p.m. A property preview is scheduled for March 24 from 1 to 3 p.m.
A detailed information package, including concept plans, due diligence materials and auction terms, is available online.
A company spokesperson said the property had previously gone under contract during last year’s auction but is being re-auctioned after the high bidder died five days before closing.
