Nearly 10-acre commercial property on Route 22 in Hunterdon County headed to auction

CLINTON TOWNSHIP, N.J. (Hunterdon County) — A nearly 10-acre commercial property along Route 22 in Hunterdon County is set to be sold at auction in November, according to Max Spann Real Estate & Auction Co.

The 9.95-acre property at 1450 Route 22 in Clinton Township features approximately 440 feet of highway frontage and is commercially zoned. An existing two-family farmhouse is also located on the property and currently provides rental income.

“This property offers something that is increasingly difficult to find along established commercial corridors in Hunterdon County – nearly 10 acres with substantial highway frontage and the flexibility to accommodate a variety of business uses,” said Max Spann Jr., President of Max Spann Real Estate & Auction Co. “Whether you are an owner-user looking for room to grow, an investor seeking an income-producing property, or a developer evaluating a new commercial project, this property deserves a close look.”

According to Max Spann, the property’s commercial zoning allows for a variety of potential uses, including flex and industrial operations, contractor facilities, recreation uses, animal care and greenhouse and market operations, subject to municipal requirements and approvals.

The property is located along Route 22 with access to routes 22 and 31, as well as interstates 78 and 287. Max Spann said the property is along a corridor that sees approximately 19,783 vehicles per day.

The existing two-family farmhouse could continue to provide rental income while a buyer evaluates the property’s longer-term use, according to the auction company.

Prospective bidders can tour the property during scheduled previews from noon to 2 p.m. Wednesday, Oct. 14, and Wednesday, Oct. 21.

Online bidding will begin at 9 a.m. Monday, Nov. 2, and conclude at 11 a.m. Wednesday, Nov. 4.
