PepsiCo sells Somerset County industrial property to Approved Fire Protection

FRANKLIN TOWNSHIP, N.J. (Somerset County) — NAI DiLeo-Bram & Co. has arranged the sale of a 20,269-square-foot industrial property in Somerset, facilitating a transaction between PepsiCo Inc./Frito-Lay and Approved Fire Protection.

The property, located at 85 Commerce Drive in Franklin Township, sits on a three-acre lot and features 19-foot clear ceilings and loading capacity suitable for regional distribution and service operations. It is situated off U.S. Route 27 with access to major highways and commercial corridors.

The deal was handled by NAI DiLeo-Bram Vice Presidents Kyle Gerace and Chris Chiusolo, along with Associate Sweemit Goswami, representing the buyer.

“Representing the buyer in this transaction, the NAIDB team successfully navigated Approved Fire Protection’s specific requirements,” said Gerace. “As a result, we were able to secure a property that offers unparalleled access to key regional arteries, including I-287, the New Jersey Turnpike, I-78 and the Goethals Bridge. This level of connectivity provides the supportive infrastructure critical to a multi-generational family business that is continuing to grow its 90-year legacy of regional service.”

The site is within two miles of Interstate 287 and U.S. Route 1, providing access to markets across Middlesex, Morris and Somerset counties, as well as connections to South Jersey and eastern Pennsylvania.

Approved Fire Protection operates throughout New Jersey and along the Delaware River, with a broader service area that includes New York, Connecticut and Pennsylvania.

“Working with Approved Fire Protection was a great experience,” Chiusolo said. “The Somerset location provides the company with strong access to its customers across New Jersey while maintaining a presence in one of Central Jersey’s established industrial markets. It’s a property that supports the company’s continued growth while keeping them well connected to the communities they serve.”

NAI DiLeo-Bram & Co., based in Woodbridge, is a member of NAI Global, a commercial real estate network with more than 325 offices worldwide.
