Woodmont Liberty Apartments in Warren County sold for $42.95M, Sage Investment brokers deal

INDEPENDENCE TOWNSHIP, N.J. (Warren County) — Sage Investment Real Estate Advisors, a commercial real estate brokerage based in Morris County, announced the $42.95 million sale of Woodmont Liberty Apartments, a 120-unit luxury rental community located at 2000 Woodmont Drive in Independence Township.

Sage Partners Steve Tragash and Greg Pine exclusively represented the seller, Woodmont Properties, and secured the unnamed buyer, a long-standing client of the firm. The deal marks the fourth transaction handled by Sage on behalf of Woodmont Properties.

“The sale of Woodmont Liberty Apartments underscores the robust demand for high-quality multifamily assets in well-located suburban markets,” Tragash said. “Warren County continues to attract renters looking for a blend of lifestyle amenities and accessibility, making it a prime target for investors.”

Completed in 2023, Woodmont Liberty offers one- and two-bedroom apartments with features such as gourmet kitchens with quartz countertops, stainless-steel appliances, smart-home technology, in-unit washers and dryers, walk-in closets, and private outdoor spaces in select units. The community also includes a clubhouse, fitness center, resort-style pool, resident lounge, grilling area, dog park, and pet wash station.

The property’s location offers residents a quiet suburban setting with access to employment hubs in New York and Pennsylvania. The region also boasts top-rated schools, local dining and retail options, and proximity to major roadways.

Sage’s broader portfolio includes recent transactions totaling over $120 million and more than 350 Class A and value-add units across New Jersey. The firm, established in 2024, specializes in multifamily, mixed-use, retail, industrial, and development land deals in New Jersey and Pennsylvania.
