Larken Associates breaks ground on new 70,000-square-foot industrial complex in Hunterdon County

RARITAN TOWNSHIP, N.J. (Hunterdon County) — Larken Associates has announced the groundbreaking of Flemington Junction Business Center III, a two-building, 70,637-square-foot shallow-bay industrial and flex warehouse complex located at 21 Minneakoning Road in Raritan Township. The project is slated for completion in July 2026.

Designed to meet the increasing demand for Class-A industrial space in central New Jersey, the new business center will feature 31-foot clear ceiling heights, 50-foot column spacing, six loading dock doors with levelers, multiple drive-in doors, LED motion sensor lighting, and 360-degree site circulation. Units will start at 3,900 square feet and can be combined to accommodate tenants requiring up to 35,300 square feet.

“Hunterdon County has consistently maintained one of the lowest industrial vacancy rates in the state,” said Rob Marek, Executive Vice President of Larken Associates’ Commercial Division. “This supply-constrained environment makes it difficult for businesses to find the space they need to grow. With Flemington Junction Business Center III, we are excited to deliver modern, flexible space that will support local businesses and strengthen the regional economy.”

The new complex expands Larken Associates’ Flemington industrial portfolio, which already includes Flemington Junction Business Center and Flemington Junction Business Center II. Once completed, the three properties will total 270,000 square feet — about 25% of the company’s industrial development over the past five years.

The Flemington portfolio contributes to Larken Associates’ 1.08 million square feet of industrial space across New Jersey and Pennsylvania.

Preleasing is currently underway. For more information about leasing opportunities, contact Rob Marek at 908-874-8686 or RMarek@Larken.net, or visit www.larkenassociates.com/commercial-leasing/flemington-junction-business-center-iii.
