New Jersey begins mailing Senior Freeze property tax reimbursement checks

NEW JERSEY — The New Jersey Department of the Treasury has begun mailing Senior Freeze property tax reimbursement checks to more than 188,000 eligible seniors and disabled residents.

The first round of payments for Tax Year 2025, totaling more than $220 million, was mailed July 15. Additional payments will be issued on a rolling basis as eligible applications are processed.

The Senior Freeze program reimburses qualified seniors and disabled residents for increases in property taxes or mobile home park site fees on their principal residences. The reimbursement is based on a property’s established base year, with the state refunding eligible increases in taxes or site fees in subsequent years.

State officials said the Division of Taxation and the Division of Revenue and Enterprise Services streamlined this year’s application process by reviewing applications earlier and prioritizing payment processing. As a result, the number of approved applications at this point in the season has increased by 75% compared with the same time last year.

Residents can apply for Senior Freeze through the PAS-1 application, which also allows eligible applicants to apply for the ANCHOR and Stay NJ property tax relief programs using a single application. The filing deadline for Tax Year 2025 is Nov. 2, 2026.

To qualify for the 2025 Senior Freeze program, applicants must have been age 65 or older by Dec. 31, 2025, or have been receiving qualifying federal disability benefits by that date. They also must have owned and lived in their home, or leased a site in a mobile home park for a manufactured or mobile home they owned, since Dec. 31, 2022, or earlier.

Applicants also must meet income limits of $172,475 or less for 2025 and $168,268 or less for 2024. With limited exceptions, all income, including Social Security and pension benefits, must be reported when determining eligibility.
