Saddleback sells newly built Hackettstown industrial building for $13M

HACKETTSTOWN, N.J. (Warren County) — Saddleback Real Estate Developers has sold a newly constructed 50,000-square-foot industrial building in Hackettstown for $13 million, the Fairfield-based firm announced last week.

The company said the buyer is Bytech, a Brooklyn-based mobile accessories manufacturer, following a development project that repositioned a previously non-performing and undervalued property at 999 Willow Grove St.

The building features 28- to 32-foot clear ceiling heights, four loading doors and one acre of outdoor storage. It is located less than two miles from Route 46 and less than five miles from Interstate 80, and is also less than a mile from the Mars Wrigley campus.

“Location plays a critical role in the success of any industrial development, and this site is aligned perfectly with market demand and infrastructure access,” said Salvatore Frassetto, Saddleback’s chairman. “This sale reflects the experience, discipline, and long-term perspective our family brings to every project.”

The transaction was brokered by Robert Adams of Garden State Realty, with Kearny Bank serving as the lender. RC Andersen served as the general contractor and construction manager. Saddleback said the facility was completed in just one year.

The developer said the Frassetto family has developed more than 25 million square feet of commercial space and facilitated more than $3 billion in real estate transactions since 1975.

“Watching 999 Willow Grove Street go from a bare site, which we acquired in 2021, to a finished building has been incredibly rewarding,” Saddleback President Terry Frassetto said. “It’s a proud moment for our entire team.”
